What if you find damage that needs more than a touch-up?
We flag it with photos and give you a clear, itemized quote. There is no pressure and no obligation to use us for the larger work, though most of our plan customers do. If it is storm damage, we document it for your carrier. If it is age and wear, we tell you honestly whether a repair or a replacement is the smarter long-term call.
Do you offer financing if a larger repair turns up?
Yes. The maintenance plan itself is affordable and flat-priced, but if an inspection turns up a bigger repair or a replacement, we offer financing through GreenSky, which is credit-based home improvement financing, and Ygrene, which is PACE financing repaid through your property tax bill. We lay out the options clearly so you can decide what works.
Do maintenance touch-ups require a permit?
Routine maintenance like clearing drainage, resealing flashing, and minor touch-ups generally does not require a permit. Larger repairs and replacements do, and permitting varies by county across Hillsborough, Pinellas, Pasco, Sarasota, Manatee, and Polk. If a finding crosses into permit territory, we tell you up front and handle the permitting as part of the job.
Does maintenance count toward My Safe Florida Home?
My Safe Florida Home is a state program focused on wind-mitigation improvements and inspections, not routine maintenance. That said, keeping your roof in documented good condition supports the bigger picture. If you want to pursue the program, we can point you toward a wind mitigation inspection so your roof's wind-resistant features are documented for your carrier.
Can I start a plan if my roof already has a problem?
Yes. We start with a free first inspection. If there is an active issue, we address it first, either on the spot for a touch-up or with a clear quote for anything larger, then we set up the ongoing plan. You should not enroll a leaking roof and expect a single visit to fix everything, and we will be straight with you about that.
