River Hills Country Club

A gated golf community off Boyette Road, built late 1980s through the 1990s with a heavier mix of concrete tile on the larger homes. The tile itself usually has decades left, but the underlayment beneath it is at or past the 20 to 25 year failure point. Most of our River Hills work is tile re-underlay, lifting the existing tile, replacing the failed felt with synthetic, and re-laying the original tile rather than a full tear-off.

Buckhorn

One of the older established parts of Valrico off Lithia Pinecrest Road, with larger lots and 1970s through 1980s homes around Buckhorn Springs Golf Course. Many owners here are replacing their second or third roof on the same house. Tear-offs in Buckhorn regularly turn up older plywood decking and outdated flashing details that need updating to current Florida Building Code before the new roof goes on.

Diamond Hill & Twin Lakes corridor

Newer production subdivisions built from the early 2000s onward along Mulrennan and the SR-60 corridor. Architectural shingle is the standard here, with some upgraded dimensional shingle and tile on the bigger floor plans.
