Every skylight installation & repair we do, built to last.

A skylight should bring in light, not water. Most of the leaking skylights we see across Tampa Bay were never really the problem. The flashing around them was. We install, replace, and repair skylights for homeowners in Hillsborough, Pinellas, Pasco, Sarasota, Manatee, and Polk counties, and we do it the right way: properly flashed and tied into the roof system, not sealed up with a tube of caulk that bakes off in two Florida summers. We handle both curb-mount and deck-mount skylights, and the best time to add or replace one is during a re-roof, when the surrounding shingles or tile are already off. As a family-run, licensed Florida roofing contractor, we lead with honest, repair-vs-replace guidance and photograph everything we find. If a re-flash will fix it, we tell you that before we ever quote a new unit. Our name is our promise.

Skylight Installation & Repair in Tampa Bay: what homeowners should know

Why most skylight leaks are really flashing failures

When a homeowner calls us about a leaking skylight, they almost always assume the skylight itself has failed. Nine times out of ten, it has not. The water is getting in around the unit, through flashing that was installed poorly or never installed at all. Some crews skip proper step flashing and instead run a thick bead of caulk around the frame. In the Tampa Bay sun, that caulk dries out, shrinks, and cracks within a couple of seasons, and then every summer downpour finds the gap.

Flashing is the metal that weaves the skylight into the surrounding roof so water sheds around and past it the way it does everywhere else on the roof. Done properly, it is a watertight system, not a sealant. Caulk has a place as a finishing detail at the very end, but it is never the waterproofing. If your skylight has been "repaired" two or three times and keeps leaking, you almost certainly have a flashing problem that needs to be done correctly once.

This is why we always start with a free roof inspection. We get on the roof, photograph the flashing and the deck, and find the real source before anyone talks about replacing the unit.

Curb-mount vs. deck-mount: choosing the right skylight

There are two main ways a skylight attaches to a roof, and the right choice depends on your roof. A curb-mount skylight sits on a raised wooden frame, the curb, that is built up off the roof surface. Curb-mount units are a strong choice for low-slope roofs and for replacing older skylights that already have a curb in place. A deck-mount skylight attaches directly to the roof deck and sits lower and flatter, giving a cleaner, more modern profile.

Both can be fixed (non-opening) for pure daylight or vented to let hot air escape, which matters in a Florida attic. The material of your roof also drives the flashing approach. Flashing a skylight into architectural shingle is different from tile or standing seam metal, and we install all of them. Tile and metal in particular demand specific flashing kits and details that a general handyman will not have.

At your inspection we walk you through the trade-offs of each type against your roof pitch, your material, and your budget, then quote the unit per item. No upsell, just the option that actually fits.

Skylight installation and repair in Tampa Bay

The smart time for skylights is during a re-roof

The single best moment to add a skylight, move one, or replace an old one is while your roof is already being torn off for a roof replacement. When the shingles or tile around the opening are already removed, integrating and flashing a skylight is dramatically cleaner and cheaper than cutting back into a finished roof later.

It also means your skylight becomes part of a single, unified roof system. We can flash it into the same GAF Timberline HDZ, TAMKO Titan XT, impact-rated Class 4 shingle, metal, or tile system we are installing, so the whole roof carries one consistent set of materials and warranties. There is no seam where an old roof meets a new patch.

If you have been thinking about more natural light in a kitchen, bathroom, or dark hallway, and your roof is nearing the end of its life anyway, plan the two together. You can use our instant roof estimate to scope the re-roof and we will price the skylights at the on-site inspection.

How we install and repair skylights the right way

Our process starts with diagnosis, not a sales pitch. We photograph the skylight, the flashing, and the surrounding deck so you can see the real condition with your own eyes. If a re-flash will solve it, we tell you that, because honest repair-vs-replace guidance is how we have built this family-run company since 2022.

When installation or replacement is the right call, we pull the permit your county generally requires under the current Florida Building Code, set the correct curb-mount or deck-mount unit, and flash it properly into the roof field. We weather-seal the finished work, verify it sheds water, and finish with a full cleanup and a magnetic nail sweep. You get before-and-after photos of everything.

Every install is backed by a manufacturer material warranty on the unit, generally in the range of 20 years depending on the product, and our own workmanship warranty in writing. If a leak ever traces back to storm or wind damage, see our storm and hurricane damage page.

Insurance, financing, and what comes next

If your leaking skylight is the result of a sudden storm event, your homeowners policy may help. To be clear about our role: we are licensed roofers, not public adjusters. We inspect, photograph, and provide an itemized estimate you submit to your carrier. You stay in control of the claim and your insurer makes the coverage decision under your policy. That documentation, with our photos, is exactly what carriers want to see. Learn more on our insurance documentation support page.

For out-of-pocket work, especially skylights bundled into a full re-roof, we offer GreenSky credit-based financing and Ygrene PACE financing repaid through your property tax bill. We lay out the numbers plainly on our financing page so you can decide what fits.

Ready to stop the drips for good? Call Integrity Roofing of Florida at (813) 388-9190, Monday through Friday 9am to 7pm or Saturday 9am to 2pm, and we will get on the roof, find the real cause, and give you an honest quote. Quality you can trust.

Diagnostic

You may need skylight work if

Not sure if this service is right for your situation? If any of these describe your roof, we should talk.

  • You see water stains, drips, or discoloration on the ceiling around a skylight
  • The skylight glass is fogged, cracked, or the seal has failed
  • A previous "repair" was just a heavy bead of caulk that has since cracked
  • You are re-roofing and want to add, move, or replace a skylight while the roof is open
  • The skylight is original to a 20-plus-year-old roof and the flashing is rusted or lifting
  • You want more natural light in a kitchen, bath, hallway, or dark interior room

What every skylight installation & repair job includes.

Proper flashing, every time

We flash and integrate every skylight into the surrounding roof system. Caulk is a finishing detail, never the waterproofing. That is why our skylights stop leaking and stay dry through Florida summers.

Curb-mount and deck-mount

We install both. Curb-mount sits on a built-up frame and suits low-slope and replacement work. Deck-mount mounts flush for a cleaner profile. We match the unit to your roof and your goals.

Best done during a re-roof

When the shingles or tile are already off for a roof replacement, adding or swapping a skylight is far cleaner and cheaper. We coordinate skylight work right into your re-roof timeline.

Honest repair-vs-replace calls

Sometimes a leaking skylight just needs re-flashing, not a new unit. We photograph the real cause first and tell you straight. No high-pressure sales, ever. Our name is our promise.

Photo documentation of everything

You get clear before-and-after photos of the flashing, the deck condition, and the finished install. If you ever file with your carrier, that itemized photo record is ready to submit.

Licensed and certified workmanship

Integrity Roofing is a licensed Florida contractor (CCC1334243), GAF Certified and TAMKO Pro Gold Certified, BBB A+ rated, and 5.0 on Google. Every skylight comes with a workmanship warranty in writing.

How your skylight installation & repair project actually goes.

01

Free inspection and diagnosis

We climb the roof, photograph the skylight, the flashing, and the surrounding deck, and find the true source of any leak. Most ceiling stains trace back to flashing, not the glass. You get the photos.

02

Honest, itemized quote

We tell you whether a re-flash fixes it or a new unit makes sense, priced per item. Skylights are quoted at the on-site inspection. Financing through GreenSky or Ygrene is laid out clearly if you want it.

03

Permit, materials, and scheduling

We pull the permit your county generally requires, order the correct curb-mount or deck-mount unit, and book your window. If it is part of a re-roof, we fold it into that schedule.

04

Flash, install, and clean up

We set the skylight, flash it properly into the GAF Timberline HDZ, TAMKO, or tile field, weather-seal the finish, and verify it sheds water. Full cleanup and a magnetic nail sweep before we leave.

After receiving quotes for several roofing companies, I decided to go with a company other than Integrity Roofing of Florida. My decision was primarily based on the fact they were referred by a friend and offered a slightly lower cost. After six months, my roof was still not complete, and to make matters worse, my roof was leaking. I called Bettina at Integrity Roofing, and she determined that the company I had contracted with was not fully licensed and could not even pull a permit. I am so thankful to Bettina and the staff at Integrity Roofing. They took over the job, pulled the permit, and had the roof completed in a matter of days.

My roof suffered damage during Hurricane Milton. Multiple roofing companies came out and the quotes were outrageous. Some were even pressuring me to open a claim against my home insurance for the minor damage. I really enjoyed working with Integrity Roofing of Florida due to the exceptional customer care and great level of communication. They gave me a fair price and completed the work in a timely manner. Highly recommend them for your next home project.

As a realtor in the Tampa Bay Area, I have had the opportunity to work with many roofing companies. However, I decided to use Integrity Roofing to replace my own roof as I have personally seen the quality work they have done for my clients. As picky as I tend to be, I was very happy and greatly satisfied with the end result. My roof looks beautiful. I will definitely continue to refer Bettina Savorelli and Mike Sheppard with Integrity Roofing to all of my clients.

Skylight Installation & Repair FAQs

How much does skylight installation in Tampa cost?
Skylights are priced per item at the on-site inspection, because cost depends on the unit type and size (fixed vs. vented, curb-mount vs. deck-mount), the condition of the surrounding roof, and whether it is added during a re-roof. Adding or replacing one while we already have the roof open is meaningfully cheaper than a standalone job. Get a free, itemized quote and we will give you a firm number with photos.
Why do skylights leak in Florida?
Almost always because of failed or improper flashing, not the skylight itself. Florida heat and UV cook out the cheap caulk that some installers rely on instead of real step flashing, and our heavy summer rain finds every gap. When a skylight is properly flashed and tied into the roof system, it should stay dry for the life of the roof.
Can you just re-flash my skylight instead of replacing it?
Often, yes. If the glass and frame are sound and only the flashing has failed, re-flashing is the right, cheaper fix and we will tell you so. If the unit is old, the seal is blown, or the glass is fogged or cracked, replacement makes more sense. We photograph the real cause first and give you honest repair-vs-replace guidance.
What is the difference between curb-mount and deck-mount skylights?
A curb-mount skylight sits on a raised, built-up frame (the curb) on the roof, which works well for low-slope roofs and replacements. A deck-mount skylight attaches directly to the roof deck for a flush, lower profile and a sleeker look. We install both and recommend the one that fits your roof pitch, material, and budget.
Should I add or replace a skylight during a re-roof?
Yes, that is the ideal time. During a roof replacement the surrounding shingles or tile are already removed, so installing or swapping a skylight and flashing it correctly is cleaner, faster, and less expensive than doing it as a separate project later. We coordinate skylight work right into the re-roof schedule.
What roofing materials do you flash skylights into?
All of the systems we install. That includes GAF Timberline HDZ and impact-rated Class 4 architectural shingle, TAMKO Titan XT and Heritage shingle, Owens Corning systems, standing seam and exposed-fastener metal, and concrete or clay tile. Tile and metal require specific flashing details, and we know them.
How long does skylight work take?
A straightforward re-flash or single skylight replacement is usually a one-day job, weather permitting. If skylights are part of a full re-roof, they are completed within that project, which most homes finish in one to two days. We give you a clear timeline at the quote stage.
Is skylight work covered by a warranty?
Yes. The skylight unit carries the manufacturer's material warranty, which generally runs roughly 20 years depending on the product, and our installation is backed by a workmanship warranty in writing. When a skylight is added during a re-roof using a GAF or TAMKO system, it stays inside the integrity of that roof system.
Will my insurance cover a leaking skylight?
It depends on your policy and the cause. If a leak comes from sudden storm or wind damage, it may be covered. As licensed roofers, we inspect, photograph, and provide an itemized estimate you submit to your carrier. You stay in control of the claim and your insurer makes the coverage decision under your policy. See our insurance documentation support page for how that works.
Do I need a permit to install or replace a skylight?
In most cases, yes. Adding or replacing a skylight alters the roof, and current Florida Building Code generally requires a permit. Requirements vary by county across Hillsborough, Pinellas, Pasco, Sarasota, Manatee, and Polk. As a licensed contractor we pull the proper permit and handle inspections so the work is done to code.
Do you offer financing for skylight or roof work?
Yes. We offer GreenSky credit-based home improvement financing and Ygrene PACE financing, which is repaid through your property tax bill. Financing is most commonly used when skylights are part of a larger re-roof. We lay out the options clearly with no pressure on our financing page.
Can a skylight help with My Safe Florida Home upgrades?
My Safe Florida Home focuses on wind mitigation improvements to the roof and openings. While skylights themselves are not the centerpiece of that program, doing skylight work during a re-roof lets us install everything to current code at once. We support the My Safe Florida Home program and can point you in the right direction.
What areas do you serve for skylight installation and repair?
We serve the greater Tampa Bay metro: Hillsborough, Pinellas, Pasco, Sarasota, Manatee, and Polk counties. That covers Tampa, St. Petersburg, Clearwater, Wesley Chapel, Brandon, Sarasota, Bradenton, Lakeland, and the surrounding communities.
How do I get started?
Call us at (813) 388-9190 or request a free inspection. We will get on the roof, find the true cause of any leak, photograph everything, and give you an honest, itemized quote with repair-vs-replace guidance. No high-pressure sales. Quality you can trust.
