Why most skylight leaks are really flashing failures
When a homeowner calls us about a leaking skylight, they almost always assume the skylight itself has failed. Nine times out of ten, it has not. The water is getting in around the unit, through flashing that was installed poorly or never installed at all. A deck-mount skylight attaches directly to the roof deck and sits lower and flatter, giving a cleaner, more modern profile.
Both can be fixed (non-opening) for pure daylight or vented to let hot air escape, which matters in a Florida attic. The material of your roof also drives the flashing approach. Flashing a skylight into architectural shingle is different from tile or standing seam metal, and we install all of them. Tile and metal in particular demand specific flashing kits and details that a general handyman will not have.
