Where we do the most work in Tampa.

Tampa roofing is as varied as the city itself. A 1925 Mediterranean in Hyde Park and a 2020 production home in New Tampa share a zip code but almost nothing about their roof systems. Here are the neighborhoods where we do the most work, and what we see on each.

Hyde Park & South Tampa

Original Mediterranean and Colonial Revival homes from the 1920s-1940s, most with concrete or clay tile over old underlayment. We re-underlay tile more often than we replace it here. The tiles themselves have another 40+ years, but the felt beneath them is often 20-25 years old and failing.

Seminole Heights

Historic bungalows with original wood decking, often 1920s-1930s. Tear-offs here regularly uncover board decking that needs partial replacement before the new roof goes on. We budget extra for structural in every Seminole Heights quote.

New Tampa & Tampa Palms

Newer construction from the 1990s-2010s, architectural shingle dominant. Many of these roofs are hitting their 20-year mark now and entering the typical Florida shingle replacement window. Insurance carriers have tightened rules on 20-year-old shingle roofs. We see more "replace before renewal" calls here than anywhere else in Hillsborough.

Davis Islands & Bayshore

Higher-end homes with premium materials. Mostly tile, with growing standing seam metal adoption for its hurricane and longevity profile. Coastal adjacency means we spec 150+ mph wind-rated assemblies as the default here.

East Tampa & University

Mid-century and 1970s-80s ranch homes, predominantly architectural shingle. This is the value market. Homeowners prioritize cost and insurance-eligibility over premium aesthetics. Impact-rated Class 4 shingles are our most-quoted upgrade here for the insurance discount.

Tampa-specific roofing concerns

Tampa sits at the north end of Tampa Bay, roughly 25 miles inland from the Gulf of Mexico. Compared to Pinellas or Manatee, Tampa gets meaningfully less direct salt exposure. But the tradeoff is older housing stock and higher hurricane wind speeds inland at peak storms. That combination shapes three issues we see on nearly every Tampa roof inspection.

Tile underlayment failure. Hyde Park, South Tampa, and Davis Islands are dominated by tile roofs from the 1950s-1980s. The tile itself routinely lasts 50-75 years, but the felt or synthetic underlayment beneath it typically fails at the 20-25 year mark. Most Tampa tile-roof failures we diagnose are actually underlayment failures. And the fix is a full re-underlay where we lift the existing tile, replace the felt with modern synthetic, and re-lay the original tile. This is dramatically cheaper than a full tile replacement and extends the roof's life another 20-25 years.

Aging 1990s and early-2000s shingle. Tampa saw enormous residential construction booms in New Tampa, Tampa Palms, and the University area during the 1990s and early 2000s. Those roofs are now 20-25 years old and hitting the end of their expected Florida lifespan. Florida insurance carriers have tightened underwriting rules for roofs in this age range, and we've seen a significant uptick in homeowners facing "replace before next renewal" letters from their insurers. If your Tampa home was built between 1995 and 2005, your roof is almost certainly in this replacement window.

Hurricane preparedness gaps. Tampa hasn't taken a direct major hurricane hit in over a century, which has led some homeowners to under-spec hurricane-rated materials compared to coastal neighbors in Pinellas. After Hurricane Idalia in 2023, we saw significantly more wind-lifted shingles on Tampa-metro roofs than on equivalent homes in St. Petersburg. Largely because St. Pete homeowners have been upgrading to 130+ mph impact-rated materials for a decade while Tampa held steady at builder-grade 110 mph shingles. Our standard spec in Tampa now starts at 130 mph architectural shingle as the baseline.

Permit and inspection tempo. Hillsborough County runs on a relatively fast permit cycle. We typically pull a residential reroof permit within 3-5 business days. The county requires in-progress and final inspections for tear-offs, and our foreman coordinates every inspection as part of the project. You never chase a permit or inspector yourself on one of our jobs.

What a Tampa roof actually costs.

A typical Tampa shingle replacement runs $10,000 to $25,000 depending on home size and material. Tile re-underlay on a standard Tampa home runs $18,000 to $30,000. Full tile replacement and standing seam metal upgrades typically land between $30,000 and $60,000 for the mid-size home ranges common in Tampa.

Every estimate includes materials, labor, tear-off, underlayment, flashing, ridge vents, and Hillsborough County permit fees. The only thing it does not include is unexpected structural repair uncovered during tear-off. We document and quote those separately if we find them.

Questions we hear from Tampa homeowners.

How long does it take to get a roof permit in Tampa / Hillsborough County?
Typically 3-5 business days for a straightforward residential reroof. We pull every permit directly through the Hillsborough County Building Services department and handle all inspections as part of your project. Permit fees for standard residential work run $150-$350 and are included in the calculator estimate.
Do historic homes in Hyde Park or Seminole Heights have special roofing requirements?
Yes. Tampa's historic districts have design-review requirements that can restrict material changes (for example, swapping from tile to shingle). For true historic-designated homes we coordinate with the Architectural Review Commission as part of the project. For most non-designated homes in these neighborhoods, material restrictions are limited to what the HOA or deed restrictions require.
Is tile re-underlay really cheaper than full tile replacement?
Yes, significantly. Re-underlay keeps the original tile and replaces only the failed felt beneath it. For a typical 3,000 sq ft Tampa tile roof, re-underlay typically runs 40-60% of a full tile replacement while delivering 20-25 more years of roof life. It's not always the right call. Cracked or crumbling tile still needs full replacement. But for roofs where the tile is sound and the underlayment has aged out, it's the best value play.
How does Tampa's hurricane risk compare to Pinellas or Manatee?
Tampa is roughly 25 miles inland, which means less direct salt exposure and somewhat lower peak wind speeds than coastal Pinellas or Manatee. But still well within hurricane wind zones. Florida Building Code requires the same assembly ratings in most of Hillsborough as it does in coastal counties. The practical difference: Tampa's older housing stock means more roofs installed before modern hurricane-rated assemblies were standard, so roof upgrades often deliver a bigger performance jump here than on newer coastal builds.
