Brandon is inland Hillsborough. About 15 miles east of downtown Tampa and well away from direct coastal exposure. That gives Brandon roofs an easier life than St. Pete or Clearwater roofs, but it doesn't exempt them from Florida's big three roofing stressors: heat, UV, and hurricane winds. What makes Brandon distinctive is the age and uniformity of its housing stock.
The 1990s-2000s shingle wave. Brandon, Bloomingdale, and Valrico saw massive residential tract development from 1995 through 2005. Virtually all of those homes were built with architectural shingle. It was the dominant residential material in that era. Those roofs are now 20-25 years old, which is the end of expected lifespan for shingle in Florida. We're replacing roofs in Brandon at a significantly higher rate than any other city in our service area simply because the housing stock has hit its end-of-life all at once.
