Lakewood Ranch-specific roofing concerns

Lakewood Ranch straddles the Manatee-Sarasota county line and operates differently from most of our other service areas. The community is large, new, and heavily governed. Our Lakewood Ranch work is almost entirely HOA-coordinated, premium-material, and insurance-driven.

Premium material expectations. Unlike Brandon or Wesley Chapel where architectural shingle is the default and upgrades are optional, Lakewood Ranch's original build spec is premium. Country Club homes were built with tile, and many Greenbrook homes were built with upgraded architectural shingle rather than builder-grade. When we replace a Lakewood Ranch roof, the conversation is typically "tile re-underlay vs new tile vs standing seam metal" rather than the shingle-dominant conversation that fills most of our other markets. Metal, specifically standing seam with a Kynar color-matched finish, is the fastest-growing upgrade in the community.

HOA governance is strict. Lakewood Ranch operates under a multi-layered governance structure: the Lakewood Ranch Community Activities Corporation manages community-wide standards, and each individual neighborhood has its own sub-HOA with architectural review committees. Changing materials requires formal review at the sub-HOA level, and color, profile, and sometimes fastener-type are all specified. We coordinate every Lakewood Ranch project with the relevant HOA, handle the submission paperwork, and provide compliance documentation upon completion.

The 2000-2005 original-roof wave. Country Club and the earliest Greenbrook sections were built 2000-2005. Those original roofs. Whether tile or architectural shingle. Are now 20-25 years old and hitting the end of their expected Florida lifespan. We're seeing the start of a multi-year replacement wave across these early neighborhoods, similar to what Brandon experienced starting around 2018.
